Prep Is Where Exterior Jobs Succeed or Fail

Painting over any of that means the new coat bonds to something that is already letting go. Our standard sequence starts with pressure washing, followed by mildew treatment and dry time for block and stucco to release moisture.
From there we fill cracks, replace failed sealant around windows and storefront frames, spot-prime bare or repaired areas, and then apply the topcoat. Working Around Tenants, Customers and Weather
A painted building is no good if the tenants were angry for three weeks. We phase work by elevation, keep entrances clear and dry, and coordinate with managers on parking lot closures for lift work. How long does a commercial exterior repaint take?
It depends on square footage, height, the amount of repair and the weather. A single-story retail building may take days; a multi-building center can take weeks. The written quote includes an estimated duration and phasing plan.
Do I need elastomeric coating on my stucco building?
Not always. Elastomeric is excellent at bridging hairline cracks and shedding water, but it is thick and less breathable. On sound stucco with few cracks, a quality 100% acrylic may be the better choice. We recommend based on the condition we find.
Can you match our brand colors?
Yes. We can match from a color code, a physical sample or an existing painted area, and we'll apply a sample section for approval before the full building is coated.
Can you paint while the business is open?
Yes, in nearly every case. We phase work so entrances stay usable, schedule noisier prep for quieter hours when needed, and keep work zones clearly marked.
Should we repaint now or wait another year?
Look at the condition, not the calendar. Chalking that rubs off on your hand, open caulk joints, peeling on the lower wall or rust at door frames all suggest the film is no longer protecting the building.
