What makes one painting project cost more than another?
Surface condition is the biggest factor. Peeling, rot, cracked stucco, heavy patching or a dark-to-light color change add labor and primer. Height and access, the amount of trim and detail, the number of coats and the sheen also matter. Square footage alone says surprisingly little.
How far out are you scheduling?
It varies with the season and the size of the jobs ahead of yours. Because we run one local crew, we give you a realistic start window when you approve the estimate rather than an optimistic one.
What happens if it rains on an exterior painting day?
We watch forecasts closely, start early, and work elevations in an order that lets fresh paint set before afternoon storms. If rain is likely before a coat can dry, we stop or shift to prep and interior tasks. Wet surfaces are never painted.
What does prep actually involve?
Outside: pressure washing, scraping loose paint, sanding edges, replacing rotted wood where agreed, caulking gaps and spot-priming bare areas. Inside: protecting floors and furniture, filling holes and cracks, sanding patches, and priming stains or glossy surfaces.
Which paints and coatings do you use?
Premium 100% acrylics for siding and trim, elastomeric coatings for stucco and block, waterborne urethane enamels for cabinets, doors and rails, and penetrating oil or hybrid stains for decks and fences. Low-VOC, low-odor products are available.
How does your warranty work?
Completed projects carry a written workmanship warranty, up to 10 years on exterior work, plus the paint manufacturer's product warranty. The specific terms for your project are included in writing.
Can we stay in the house while you paint?
Usually, yes. We work room by room, keep a path clear, and can use low-odor products. Cabinet refinishing needs the kitchen out of service for a stretch, and we will plan that with you.
Can you match a color that is already on my walls?
Often. If you have the original can or color name, that is easiest. Otherwise a small chip from an inconspicuous spot can be color-matched. Faded exterior paint may look different from the original formula, so we usually recommend repainting a full wall plane rather than patching.
My HOA requires color approval. Can you help?
Yes. Get your community's approved palette or submission form, and we can help you prepare color names, sample swatches and the scope description most architectural review boards ask for. Work starts after approval is in hand.
When is payment due?
Payment timing is explained on your written estimate, so you know exactly what to expect before you approve the job.
