Small surfaces, big visual impact

Trim is where sloppy painting shows first. A wavy line where wall meets casing, gaps in caulk along baseboards, or yellowed crown next to bright walls can make a fresh room look unfinished. Trim painting in North Central Florida homes covers interior millwork such as baseboards, door and window casings, crown molding, chair rail and wainscoting, plus exterior fascia, soffits, corner boards and window surrounds.

It's also some of the slowest work in painting. Trim is mostly detail: profiles to cut in by hand, nail holes on every run, and joints that open and close with the seasons.

Prep that makes trim look sharp

Caulk deserves a note of its own. A thin, smooth bead along the top of baseboards and around casings hides the small gaps that open as houses settle, and it makes the paint line look straight even when the wall isn’t. Overfilled or smeared caulk, on the other hand, looks worse than the gap it covered.

  • Clean baseboards of dust, scuffs and pet grime; trim near floors collects the most dirt.
  • Fill nail holes and dents with a sandable filler, then sand smooth.
  • Scuff-sand glossy trim so the new enamel has something to grip.
  • Remove failed caulk and re-caulk joints between trim and wall, miters and returns.
  • Spot-prime bare wood, filler and any stain bleeding through.
  • Cut a clean line by hand at the wall, then apply two coats of enamel.

The oil-based trim question

Many homes built before the 2000s, and plenty of older houses in Gainesville's Duckpond area or downtown Ocala, have trim coated in oil-based enamel. Water-based paint applied directly over oil often peels off in strips, sometimes with just a fingernail. A quick test with rubbing alcohol tells us which we're dealing with: latex softens and transfers, oil doesn't.

Converting oil-coated trim takes a careful scuff sand and a bonding primer before the topcoat. Once that's done, you can move to a modern waterborne enamel that won't yellow the way oil does, especially on white trim in rooms with little natural light.

Choosing enamel and sheen

We use waterborne enamels on interior trim because they level out brush marks, dry harder than wall paint, and clean up easily. Semi-gloss is the usual choice; it wipes clean and gives a subtle contrast with eggshell or matte walls. Satin suits a more understated look and hides minor surface flaws better. Exterior trim in our climate

Outside, trim takes the heaviest beating on the house. Fascia boards sit at the roof edge where gutters overflow, window sills collect standing water, and the bottoms of corner boards stay wet after storms. Fascia and soffit painting starts with checking for soft wood; rotted sections are replaced or repaired before paint, since coating over rot only hides it for a season.

Exterior trim gets a premium 100% acrylic topcoat that stays flexible through daily heat cycles. Joints are sealed with a paintable exterior sealant. Soffit vents stay open so attics can breathe; painting them shut traps heat and moisture. This work is often part of an exterior repaint, but trim-only refreshes are also a common way to extend the life of a paint job between full repaints.

Can you paint trim without repainting walls?

Yes. We cut a clean line where trim meets the wall. If wall paint is touched in the process, we'll repair small areas with your existing wall color if you have it.

Should baseboards be painted before or after new flooring?

Ideally after flooring is installed and baseboards are reset, so we can caulk and touch up any marks from installation. Otherwise, a final touch-up visit is usually needed.

Is it worth stripping old paint buildup from detailed molding?

On ornate or historic molding where details have filled in, stripping can restore crisp profiles. It's labor-intensive, so we usually limit it to areas where it makes a visible difference.

Why does my white trim turn yellow?

Oil-based enamels yellow with age, especially in rooms with little daylight. Switching to a waterborne enamel after proper priming prevents that.

Can stained trim be painted?

Yes. Stained and varnished trim is cleaned, deglossed and primed with a bonding primer, and knots or tannin-rich woods get a stain-blocking primer so they don’t bleed yellow through the new white.
