Why So Many DIY Garage Floors Peel

The usual story goes like this: a kit from the store, an acid etch, a weekend of rolling, and a floor that looks great until the first hot summer afternoon. Then the tires of a car that just came off the highway soften the coating, it sticks to the rubber, and patches pull up when the car backs out. That failure is called hot tire pickup, and it almost always traces back to two things: a coating too thin or too soft for the job, and a slab that was never properly opened up to accept it.

A professional garage floor epoxy coating starts from the opposite direction. The slab is tested, mechanically profiled and repaired before anything is mixed, and the coating system is chosen for the heat, traffic and chemicals the floor will actually see.

Step One: Testing the Slab for Moisture

Concrete is never fully dry; it breathes moisture up from the ground. Florida's high water tables and humid air make that worse, especially on older slabs poured without a vapor barrier. Too much vapor pressure underneath a coating causes blisters and delamination no matter how good the product is.

Before quoting a system, we check the slab. Depending on the situation that may be a taped plastic-sheet test, a surface moisture meter reading, or a recommendation for more formal testing. If the readings are high, there are moisture-tolerant primers designed for exactly this problem, and we'll explain whether one is needed rather than gambling.

Slab age also matters. Newly poured concrete in a recent addition or new build needs time to cure and dry before any resinous coating goes down, and coating too soon is a common cause of early failure.

Step Two: Grinding and Repair

Coatings need a rough, clean surface to grip. Acid etching can work on some slabs, but it is inconsistent and leaves residue. We prefer diamond grinding, which removes the weak top layer, old sealers, paint and oil-soaked concrete, and leaves a uniform profile. Dust is controlled with vacuum-attached equipment.

After grinding, cracks are chased and filled, spalled areas and pitted spots are patched, and control joints are either honored or filled depending on what you prefer. Oil stains that have penetrated deeply are degreased and sometimes treated a second time, since oil is one of the most common reasons coatings fail in spots.

Choosing the Coating System

There's no single right answer, but most garage systems follow a similar structure: a penetrating primer or base coat, an optional broadcast layer, and a clear or tinted topcoat. Common choices include:

  • Solid-color epoxy: clean, uniform, easy to sweep; shows dust and tire marks more readily
  • Decorative flake broadcast: vinyl chips scattered into the wet base coat, which hides imperfections and adds slip resistance
  • Polyaspartic or polyurea-type topcoats: faster curing and generally better UV and abrasion resistance than many epoxy topcoats
  • Anti-slip additives in the topcoat for steps, ramps or areas that see water

Cure Times, Use and Care

Foot traffic is typically possible within a day, depending on the products and temperature, but vehicles need longer. We'll give you a written schedule for walking, light use and parking. Afterward, sweeping and occasional cleaning with a mild, non-acidic cleaner keeps the floor looking right. Avoid dragging metal stands or jacks across the surface without protection; even tough coatings scratch.

Is epoxy a good choice for a garage in Florida's heat?

It can be, provided the slab is prepped and the system is built for heat. A properly profiled floor with an appropriate primer and a UV-stable topcoat handles hot tires far better than a thin single-coat kit.

Can you coat over my existing painted or sealed floor?

Usually the old coating needs to come off. Grinding removes it along with any contamination, which gives the new system a reliable bond. Coating over an unknown film risks the old layer releasing and taking the new one with it.

Will the floor be slippery when wet?

Smooth, high-gloss coatings can be slick with water or oil on them. Flake broadcast floors and topcoats with an anti-slip additive add texture. We'll recommend a level of texture based on how you use the space.

Do you coat commercial shop floors too?

We handle residential garages, workshops and smaller commercial floors. Large industrial floors with heavy equipment or chemical exposure may need specialized systems, and we'll be upfront if a project is better suited to a dedicated flooring contractor.

How long does the whole installation take?

Many residential garages take a few days from grinding to final topcoat, plus additional cure time before parking. Larger floors, extensive crack repair or moisture-mitigating primers add time. You'll get the expected schedule in the written quote.
