Multi-Family and Apartment Painting

Unit turnovers, hallway and amenity refreshes, and full exterior repaints for apartment complexes, townhome rentals and duplex portfolios, scheduled around leasing deadlines and occupied units.

Built Around the Leasing Calendar

In a college town, the rental year has a rhythm everyone in the business knows. Around the University of Florida, a large share of leases end and begin within a few weeks of each other in late summer, and every vacant unit needs to be cleaned, repaired and painted before keys change hands. Ocala and the smaller towns have a steadier turnover pattern, but the pressure is the same: a unit that isn't ready is a unit not earning rent.

Our approach to apartment painting starts with that calendar. We ask managers for move-out lists early, block crew time for the peak, and work unit by unit in the order your make-ready team needs them.

Unit Turnovers That Stay Consistent

Turn painting succeeds on standards. Every unit should get the same wall color, the same sheen on trim, and the same level of patching so that the next inspection or move-in walk doesn't flag anything. We work from a written turn standard, either yours or one we help you write, that specifies:

  • Wall, ceiling, trim and door colors and sheens by room type
  • Patch level for nail holes, anchors and dents
  • When to spot-paint versus repaint a full wall or room
  • Stain blocking for smoke, water marks and marker
  • How bathrooms and kitchens are handled for moisture and grease

Choosing Finishes That Turn Over Well

A finish that touches up invisibly saves money on every future turn. Flat finishes hide wall imperfections and touch up well but don't clean easily; eggshell cleans better but can flash when spot-painted. Many rental owners settle on a single wall color in a low-sheen washable finish across the portfolio, with semi-gloss or waterborne enamel on trim and doors. Standardizing products also simplifies the maintenance team's touch-up kit.

Ceilings in kitchens and baths often need a stain-blocking primer where cooking grease or shower moisture has discolored them. If units have textured or popcorn ceilings that need attention, that work is described on our ceiling painting and popcorn removal page.

Common Areas and Occupied Buildings

Hallways, stairwells, leasing offices, fitness rooms and clubhouses shape what prospective renters think in the first five minutes of a tour. These spaces are also in use all day by people who live there. We phase corridor work so at least one route is always open, use low-odor products in enclosed areas, and post wet-paint signage clearly. Leasing offices can often be done in a single closed day or before opening hours.

For the building envelope, a multi-family exterior repaint follows the same principles as any commercial exterior painting project, with added attention to resident notices, balcony and patio access, parking rotations and breezeway stairs.

Working With Owners, Managers and Maintenance Teams

Some owners hire us for the busy season only; others want ongoing turns year-round. Either way, we coordinate with your maintenance supervisor on what they handle (minor drywall, fixtures, flooring) and what we handle, so nobody is waiting on someone else. Invoices can be organized by unit number to match your accounting.

Smaller portfolios such as duplexes and fourplexes in Newberry, Alachua and Williston are welcome too. Our Newberry commercial painting page covers local work from our home base. Associations with owner-occupied units should see HOA and property management painting.

Budgeting Paint Across a Portfolio

Paint is one of the few make-ready costs an owner can actually control. Standardizing colors cuts waste, because leftover product from one unit is usable in the next. Tracking which units were fully repainted and when makes it easier to decide whether the next turn needs a full coat or just touch-ups. We can note that on each invoice so your records build up over time.

For exterior cycles, we can price buildings separately so ownership can spread the work across fiscal years, with the most weathered elevations first. A written workmanship warranty of up to 10 years on exterior work gives asset managers a clear window to plan the next cycle around.

Frequently Asked Questions

How quickly can you turn a vacant unit?

A typical apartment repaint can often be completed in a day or two once the unit is empty and patching is done. Timing depends on size, condition and how many units are turning at once, so we plan peak periods with you in advance.

Can you paint just the damaged walls instead of the whole unit?

Yes, if the existing paint is the same color and in decent condition. Spot touch-ups on low-sheen finishes usually blend well; on shinier finishes we often recommend repainting the whole wall corner to corner.

Do you handle smoke-damaged units?

Yes. Smoke staining and odor require cleaning and a stain-and-odor-blocking primer before finish paint. Otherwise nicotine bleeds through new coats within days.

Can you work while residents are home in occupied units?

For interior work in occupied units we coordinate access through the manager and give residents notice. Most occupied-unit painting is limited to specific repairs; full repaints are usually done during vacancy.
