Reading Stucco Cracks: Cosmetic or Concerning?

Almost every stucco wall in Florida cracks eventually. Most are thin, wandering hairlines caused by shrinkage and thermal movement as the wall heats in the afternoon sun and cools at night. Those are largely cosmetic, and a good coating system can bridge them. Others deserve a closer look:

  • Diagonal cracks from window and door corners, which concentrate stress
  • Cracks wider than a credit card's thickness or ones that reopen after patching
  • Horizontal cracks along the line between floors or at the slab
  • Bulging, soft or hollow-sounding areas where stucco has separated from the block
  • Rust stains or brown streaks indicating corroding lath or fasteners

How We Approach Stucco Repair

Stucco repair and painting starts with tapping and inspecting each elevation. Hollow or delaminated sections are cut out to sound material. Small cracks are cleaned and filled with an elastomeric patching compound or sealant that can flex with the wall. Wider cracks may be opened slightly into a V so the filler has something to grip. Larger patches are rebuilt in layers with a compatible stucco or repair mortar.

When a crack points toward a structural issue, such as foundation settlement or water damage to framing on a frame-and-lath wall, we'll say so plainly. Painting over a moving or leaking problem doesn't fix it, and you deserve to know before spending money on finish coats. In those cases we recommend having the underlying cause evaluated by the appropriate specialist first.

Matching Texture So Patches Disappear

A patch that is the right color but the wrong texture still shows from the street, especially when low morning or evening light rakes across the wall. Common finishes in our area include sand finish, light knockdown, skip trowel and smooth. Stucco texture matching is done by hand with the same tools and technique as the original, feathered into the surrounding wall, and allowed to cure before priming. On homes with many patches, a full-wall texture coat can give a more uniform result.

Coatings for Stucco: Elastomeric vs. Acrylic

Once repairs cure, the wall is washed, primed where needed, and coated. Elastomeric paint for stucco is a thick, rubbery film that stretches over hairline cracks and resists wind-driven rain, which is why it's popular in Florida. It does trade off some breathability and can hold dirt more than a standard paint, and it isn't ideal over walls with trapped moisture.

A premium 100% acrylic masonry finish is thinner, breathes more and recoats easily. On sound stucco with few cracks, it is often the better long-term choice. We'll recommend one or the other based on what the wall shows us, and we can explain the reasoning so you can make the call.

Where Stucco Fails Most Often

In North Central Florida, the trouble spots are predictable: the bottom few inches of walls where sprinklers and splash-back keep stucco wet; the top of walls under short eaves; around hose bibs, electrical boxes and light fixtures; and anywhere a gutter overflows. Prep Between Repair and Finish Coats

After patches cure, the whole wall is cleaned with pressure washing to remove chalk, mildew and dust, then allowed to dry. Fresh patching material is alkaline and more absorbent than the surrounding stucco, so it gets a masonry primer; skipping that step is why some patches show as dull or blotchy spots in the finished color. Caulk joints around windows, doors and trim are replaced where they've split or pulled away, using a sealant that can be painted.

Plants and shrubs are tied back from the wall, and sprinkler heads aimed at the house are noted so the landscape contractor or homeowner can adjust them before the new finish goes on.

Will patched cracks show through the new paint?

When repairs are filled with flexible material, textured to match and primed, they're typically very hard to see. Some hairlines may reappear over years as the wall continues to move, which elastomeric coatings help minimize.

Can stucco be painted any time of year here?

Yes, with attention to weather. Summer afternoon storms mean early starts and watching radar, and stucco needs to be dry after washing before coating. Cooler, drier months are comfortable, but morning dew can delay starts.

Do you repair stucco on commercial buildings too?

Is a full re-stucco ever necessary?
