Elastomeric coating is a thick, rubbery acrylic film that stretches over hairline movement instead of splitting with it. On a cracked stucco wall it can be the difference between a paint job that hides problems for a year and one that seals them for the long haul. It goes on heavier than standard paint, which is part of why it bridges cracks well.
It is not automatic, though. Elastomeric is less breathable than a standard acrylic, so it belongs on sound, dry stucco with any moisture source handled first. Prep steps on a typical Ocala stucco repaint
Washing comes first, using low pressure and a cleaning solution so we remove mildew and chalk without gouging the texture. Cracks are repaired and allowed to cure; fresh patches get a masonry primer that tolerates alkalinity. Gaps where stucco meets trim, windows and fixtures are caulked with a paintable sealant. Only then do finish coats go on, with special attention to the parapet tops, sills and other horizontal ledges where water sits after a downpour.
